Begin with the new space
Start with the property you are moving into, not the property you are leaving.
Measure:
- bedrooms
- living room wall lengths
- doorways
- stairs
- lift access
- kitchen storage
- garage or shed space
- built-in wardrobes
- parking and van access
Then decide what actually fits. A beloved dining table may fit beautifully. It may also block the only sensible route through the room. Knowing that early prevents arguments in the middle of moving week.

Pick the essentials first
Choose the pieces that make the new home work:
- bed
- mattress
- favourite chair
- sofa or smaller seating
- kitchen table if there is space
- wardrobe or clothes storage
- TV and stand
- essential white goods
- mobility aids
- important personal items
Once those are placed on the rough room plan, you can see how much space remains. That is when the second layer of furniture gets judged.
This is much easier than walking around the old house asking, "Do we want this?" about every single thing.
Sort one room at a time
Whole-house sorting creates chaos. Every room gets half-finished, every surface fills with piles, and nobody can remember what has already been decided.
Work room by room:
- Start with the least emotional room.
- Remove obvious rubbish and recycling.
- Choose what is moving.
- Box items by destination room.
- Label items for storage, family, donation, sale, or clearance.
- Finish the room before starting the next.
Leave photo albums, family paperwork, and sentimental boxes until you have built some momentum. Starting with the hardest items is how people get stuck.
Use six categories
Downsizing needs more than "keep" and "throw".
Use:
- Move
- Store
- Gift
- Sell
- Donate
- Clear
Storage is for items with a real future decision, not items nobody wants to face. Gifts should have named recipients. Sale items need a deadline. Donation items need bagging or boxing. Clearance items should be separated before quote day where possible.

Be honest about large furniture
Large furniture is where downsizing costs and stress creep in.
Ask:
- Will it fit through the new door?
- Will it fit up the stairs?
- Does it suit the new room?
- Is it worth dismantling and rebuilding?
- Would a smaller item work better?
- Is it sentimental or just familiar?

Storage can give breathing space
Storage is useful when:
- family members are collecting items later
- a decision is genuinely not ready
- the new property needs work first
- there is a gap between sale and purchase
- furniture may be needed by someone else
- the move needs to happen before sorting is finished

Label stored boxes clearly. Write the room, owner, and rough contents. "Kitchen mixed" is not helpful six months later. "Mum kitchen keepsakes, review October" is better.
Do clearance before the removals quote if you can
The removal quote should be based on what is actually moving. If half the garage, loft, or spare room is not coming, clearing it first can change the size of the job.
It can reduce:
- van space
- loading time
- number of trips
- crew size
- packing time
- storage need

Protect the items that matter
Downsizing usually concentrates value. You may be moving fewer items, but the items kept are often the ones that matter most.
Take special care with:
- framed photos
- glassware
- jewellery
- old paperwork
- medals
- china
- clocks
- mirrors
- instruments
- family furniture
